August 2026 Market Report: Buyers Gain Ground Across Greater Houston
As summer winds down across Greater Houston and Montgomery County, the market has settled firmly into buyer-friendly territory. According to the Houston Association of Realtors, active listings reached nearly 39,000 homes in August, giving buyers more selection than they have had in years, while prices held relatively steady. Whether you are thinking about selling, buying, or simply want to understand what is happening in your neighborhood, here is what The Patton Group is seeing on the ground across our service areas.
Inventory Reaches a Multi-Year High
Greater Houston active listings climbed to 38,947 homes in August, with inventory holding at 5.3 months of supply, a level that puts real negotiating power back in buyers' hands. Single-family closings were down 11.5% compared to last August, and the average sale price eased about 1.0% to $433,016. Together, these numbers describe a market that has genuinely rebalanced after several years of tight, seller-favored conditions.
In Conroe specifically, home values remain in the $305K to $316K range, with well-priced properties still finding buyers while less competitive listings are sitting longer and seeing more price adjustments than they did earlier this year.
A Genuine Window of Opportunity for Buyers
For buyers who felt boxed out by the competition of peak summer, late August is shaping up to be one of the more favorable stretches in recent memory. With inventory near multi-year highs and sellers more willing to negotiate on price and terms, conditions have shifted meaningfully in buyers' favor.
Pro tip: If you paused your search during the summer rush, now is the time to revisit it. With nearly 39,000 active listings across Greater Houston, there is more room to be selective, negotiate repairs, and take your time on inspections than there has been in years.
Lake Conroe Waterfront Stays Desirable
Waterfront demand on Lake Conroe held up better than the broader market through August. While overall inventory has loosened, properties with private docks, direct water access, and lake views continue to attract dedicated buyers, and quality waterfront homes remain some of the more resilient listings in our area regardless of season.
For sellers with waterfront property: buyers are still actively searching, and quality homes continue to perform well even as the broader market cools. For buyers seeking waterfront: this calmer late-summer stretch can be a smart time to find your place on the lake without the bidding pressure of peak season.
New Construction and Acreage Hold Steady
New construction communities across Magnolia, Tomball, and The Woodlands continued to move inventory through August, and with resale supply climbing, builders are increasingly willing to offer incentives to stay competitive. Acreage and country properties also remained in steady demand, as buyers seeking space and privacy continue to look toward Montgomery County's growing rural areas.
If you are considering new construction, ask about current builder incentives, and let The Patton Group review your contract before you sign. And if acreage is on your radar, the specialized considerations of land purchases make experienced guidance essential.
Financing Conditions
According to Freddie Mac's Primary Mortgage Market Survey, the average 30-year fixed rate stood at roughly 6.65% through the back half of August, modestly higher than a year earlier. Rates have stayed in a fairly narrow band all summer, and with more inventory to choose from, buyers have more room to shop for the right home rather than settling under pressure.
For buyers preparing for fall: getting pre-approved now positions you to move quickly and negotiate confidently in a market that is finally giving buyers some leverage.
Montgomery County Keeps Drawing Families
The long-term appeal of Montgomery County has not slowed even as the market rebalances. Top-rated school systems like Conroe ISD and Montgomery ISD, combined with quality of life, community amenities, and strong value compared to Harris County, continue to attract relocating families and corporate transfers.
This sustained demand, paired with today's healthier inventory levels, is creating some of the most balanced conditions the Greater Houston market has seen in years, good news for buyers and sellers alike who come to the table with realistic expectations.
